4 registered bidders. Bidding started at $280,000, increased in $10,000 lots to $350,000. Justin Voss paused the auction, spoke to Seller who agreed to sell. Two further $5,000 bids were made and the block went under the hammer for $360,000! Buyer is a local builder who saw the value in the area being close to where Ramsay Healthcare Private Hospital is currently under construction. The buyer intends to quickly move to build a duplex ready to sell them before the hospital is completed late next year. In the draft Sunshine Coast Planning Scheme (which is now on public display for consultation purposes until 14 Decmeber 2012) it is proposed that duplex sites be limited to just a handful of designated sites in existing low density residential areas so this buyer probably had the foresight to buy and build now to not only take advantage of the the activity the Private Hospital is generating but to be beat any possible changes to the Sunshine Coast Planning Scheme.

A short and punchy 21 days auction campaign with approximately 12 groups through the 3 weekends of open homes plus some last minute buyer inspections at our midweek twilight open just a few days prior to the auction. On the day locals showed great support, some having lived in this tightly held position for up to 25 years. 1 phone bidder and 4 registered buyers on the day led to a highly competitive auction with bidding starting at around $500,000 and climbing quickly up to $585,000 before Justin Voss paused to seek instructions from the seller. Property was passed in and negotiations with the 2 highest bidders proceeded with the seller eventually accepting a sale of $615,000. The seller was impressed with the energy on the day and the buyers who have been locals for a very long time have taken the opportunity in this market to upgrade to waterfront living.

Another short auction campaign generated the enquiry needed to make this auction a very successful one for the Seller. This unit was located close to Mooloolaba beach so it was position, position, position. The owner just wanted a quick sale and was initially prepared to put a low price on it just to move it on, so it took some convincing him that it was in his best interest to auction the property and was he glad he did.. he was a very very happy, smiley owner when Justin Voss’s hammer fell on a sale of $220,000. Well done team!
