Increase in activity…

Well the weather is warming up, and we’ve just completed our driest August since 1976, so Spring has well and truly arrived early.  Traditionally a busy time in the property industry, our Agents are already noticing a marked increase in activity…so, if you’re thinking of selling this is the perfect season to place your property on the market.

Buyers traditionally come out in spring as more stock tends to hit the market.  Spring motivates buyers to make a decision more quickly, so they can be settled into their new property by Christmas.

With the renewed optimism the warmer weather brings, and the entry into the market of new stock to choose from, there is usually a flurry of intense activity before the ‘silly season’ begins in earnest.

Recent media reports have strongly indicated that it is a buyers’ market and as such buyers are seeking great value.  We see this as good news for not only buyers, but vendors who will be purchasing another property in the same market when their property is sold.

“If you are buying and selling in the same market, then any perceived loss on the sale of your property, you will gain when you purchase another,” stressed Director Amber Werchon.

“We are seeing clear evidence that there are buyers out there who are prepared to buy tomorrow if a property is priced to sell, so this type of market really separates the motivated sellers from the rest.”

“Auctions are a particularly effective way to sell your property in this type of market, as not only can the competitive environment push up the price, but the Auction process gives the Vendor a clear idea of where in the market is in relation to their property; therefore what it needs to be priced at to sell.”
