This is our last newsletter for the 2013-14 Financial Year…can you believe it’s that time of year again???  School holidays start this weekend also, so it’s going to be a busy time on the Coast, especially with the superb weather we’ve been enjoying, the beaches will still attract good numbers, especially those southern visitors who flock here for some warmth.

We have two really beautiful properties up for Auction this Saturday – one in Palmwoods and one in Peregian Springs.  First up at 10:45 am is 26 Annwal Lane, Hunchy – a sprawling, elegant country retreat on approximately 13 acres in an exclusive pocket nestled between Palmwoods and Montville, with glorious views:    At 5:00pm we are holding a twilight auction at 16 Highgrove Circuit, Peregian Springs – a stunning Queensland style home on one of Peregian Springs biggest blocks 1094m2 with views of Noosa Hill and the national park:

Whilst we are still enjoying a recovering market up here on the Sunshine Coast, there has been conflicting reports from property commentators which may cause some confusion in the market, especially for buyers and sellers.

Award winning Auctioneer and property commentator Jason Andrew, sums up the sentiment in this week’s newsletter.

The mixed signals are feeding into both buyer and vendor sentiment. On one hand, despite a shortage of stock, buyers are unwilling to pay a premium in light of the uncertain terrain going forward. On the other hand, vendors buoyed by the knowledge of recent price growth are refusing to moderate their expectations on auction day. The result is a stalemate, with lower than expected auction clearance rates in a market where supply is limited.  

For vendors currently on the market, the opportunity to transact while competition for buyers is low should not be underestimated. Formulating a realistic reserve price is critical and can only be effective on the basis of a careful evaluation of truly comparable recent sales and buyer feedback throughout the campaign.
