  • Obtain pre-approval of finance from your bank or lending institution when you start looking, so you know exactly how much you can spend and are ready to act when the right property comes up. An AW Money finance broker can help you find the best deal;
  • Ensure you have access to an adequate cash deposit or deposit bond to fulfil your contractual obligations, generally 5% -10% of the purchase price;
  • Think carefully about your ideal settlement date;
  • Once the contract is signed by both parties, you will need to do the following:
  • Arrange a cover note for insurance – in Queensland, the buyer is responsible for insurance by 5pm on the next business day after the contracts are fully signed;
  • Pay the initial or full deposit in accordance with the contract;
  • Arrange a building and pest inspection if required;
  • Confirm final approval for finance with your broker or if you’re not using a broker, directly with your lender.
