Property Marketing Tip – Floor Plan

If you have been following Amber Werchon for a while, you’ll know that the key to an optimum sale is for the agent and seller to have strong communication. There should be a clear understanding of the seller’s ambitions and a consensus on who the optimal buyer for the property will be. These factors will form the overarching sales and marketing strategy and ultimately help achieve the best possible outcome.  If we dig a level deeper, there are some tactical things we can then focus on, and one we wanted to touch on this week is the floor plan. It is especially important, however often overlooked.  Research suggests that more than one-third of buyers are less likely to enquire about a property without a floor plan, and one in five buyers will completely ignore a listing that doesn’t have one. Here are some of the reasons why:

They piece things together

Floor plans give potential buyers a visual reference for the photographs they’re looking at and an overall view of the home. The floor plan shows the buyer the size, design and layout of the home.  Increasingly, on the Sunshine Coast, buyers are searching for a home while interstate. For these buyers, floor plans are an invaluable tool for communicating how the property layout appears, helping ease any concerns with purchasing a property they haven’t inspected.

They make the property memorable

After a buyer has inspected the property, quite often they will go back to the listing and view the floor plan with a fresh set of eyes. They are able to visualise and memorise features of the property much more accurately.

They put buyers ‘in’ the home

At the heart of what we do as property agents is to connect buyers with homes,  beyond bricks and mortar, capturing the lifestyle they aspire to. Having a floor plan allows the buyer to physically visualise the space and imagine themselves – and their belongings – living in it. It’s these buyers that ultimately place a higher value on the home.

Tips for using floor plans

  • Always include dimensions and measurements on your floor plan. There is not much point to presenting the property layout if the buyer has no frame of reference as to how much space they are looking at.
  • Don’t overcomplicate it. Councillor building plans with excessive detail will put a buyer off, just keep it simple.
  • Use full-colour plans. Once again, it’s all about visual advertising, and full-colour plans look professional and grab the buyer’s attention.
  • Don’t forget the windows and doors. These are important details that buyers will want to know, as their location and size will affect how they are able to visualise themselves living in the property.
  • Include the full property. The layout of the house is important, but buyers will also be interested in how it fits into the bigger picture. If you can add a site plan, this helps the buyer visualise the full spectrum of the property, including any sheds or pools.
