The Sunshine Coast is proving it kept up with the positive property market momentum with the latest figures in the REIQ Quarterly Report reflecting a strong market.
With major infrastructure projects bringing the demand, we are seeing the average days on market fall to 90 days from 110 days in September 2013. Noosa was a surprising star performer this quarter for house sales activity up 13 per cent. Sales volumes were also up all around the broader Sunshine Coast region by 3 per cent with Coast median house prices up 1.2 per cent to $473,500 and Noosa’s median house prices reflecting at $522,500.
Top performing suburbs to record impressive median price growth in the three months to September included Mooloolaba (16.8 per cent), Wurtulla (8.5 per cent) and Glass House Mountains (8.4 per cent.)
We are still seeing the Sunshine Coast’s lowest vacancy rate for rental properties at 1.2 per cent through this quarter but we are optimistic in our hope that increased investor activity will help tackle the current shortage.
Three weeks and a million reasons to say yes

The local property was signed up under a three week Auction campaign which saw more than 77 enquiries, 58 inspections, 80 attendees on auction day and three registered bidders. The stormy weather of Saturday didn’t put a dampener on this auction as the larger than life house managed to hold all attendees with bidding taking off at $1million. The bidding continued with increments of $50,000 to $1.15 million which was then passed in at auction, only to be renegotiated after the Auction with the highest bidder securing the property at $1.3million. This is a great example of the type of interested buyers that are in the market at the moment with the large majority of auction attendees there researching the local market.
