2018 property market off to a great start

The team here at Amber Werchon Property have still been working throughout the Christmas and New Year period, with many buyers still very active and wanting to inspect properties throughout this time. We saw a number of contracts signed just days before Christmas and many interstate buyers wanting to settle here before school begins in late January.

We are seeing many properties sell before they are even advertised, buyers know what they want and are ready to act as soon as a property becomes available that suits their needs, this shows confidence and lack of demand in some areas. We believe this is going to be even more apparent as we enter the New Year as demand will be high.

Late November was an extremely busy month for Amber Werchon Property with a large spike in settled properties. This can be attributed to many buyers wanting to be in their new home for Christmas or ready to start the New Year in their new home.

Whilst overall the Sunshine Coast market has seen a slight drop in enquiry over the festive season, Sales Agent Mark McGill said he has personally seen an increase in enquiries throughout this Christmas period. Mark had 47 email enquiries alone on “The shore”, Marcoola on Boxing Day. The decision makers are off work and have the time to search online and make decisions together. Mark also had a number of deals and contracts signed the week of Christmas.

Tristan Brown said he has seen a strong contingent of interstate buyers from Northern New South Wales. Many buyers are also coming from Brisbane and South East Queensland, he has even had buyers come from as far as Western Australia.

Property prices on the sunshine Coast steadily increased throughout 2017 and we anticipate this to continue into 2018. Home buyers, encouraged by the lifestyle factor and low interest rates, have entered the Sunshine Coast market looking to reap the rewards for many years’ time, as a growing population will mean growing demand for a slice of our beautiful Sunshine Coast lifestyle.

Over the past four and a half years, the Sunshine Coast rental market has outperformed the rest of Queensland, with low vacancy rates. The lack of rental listings in the region contributes to these low vacancies. Traditionally the rental market is very strong over December through to February. We predict that the summer rental market will again be strong with people relocating from interstate ready to start their new jobs in the new year.
