- How many years of experience do you have as a real estate agent, and why did you choose this industry?
I’ve been in property for about 4.5 years now, and I chose real estate because I love helping people what better way to help then to find them a home.
- What qualifications or training did you need to become a licensed real estate agent in Queensland?
I completed the certificate 4 in property services (Real Estate). We also need to keep our real estate agent licenses current with the office of fair trading.
- How do you approach working with clients and meeting their real estate needs?
I approach each client differently, as each of them has their own unique set of requirements. Once I know what’s most important to them, my goal then is to make the process as smooth and stress-free as possible.
- Will we continue to see lower volumes of housing stock for sale?
One of the most surprising developments over the first quarter of this year, despite the countless predictions of mortgage stress and defaults rising, is the lack of new listings coming to market. As a result we’ve seen prices in some areas remain strong.
- How do you market or advertise properties for sale or rent, and what methods have been the most effective for you?
Before you start marketing, the most important thing is to figure out who is the perfect type of buyer for the home. We have numerous ways of using empirical evidence to take the guess work out of this. Once our target market is clear, we then employ a mix of traditional and digital forms of advertising. In concert with advertising, social media and tools such as virtual tours can lift engagement with property listings and in turn increase enquiries. In this current market one of the most important advertising methods is listing your property as a realestate.com.au premier plus listing.
- Could you provide advice for aspiring homebuyers to navigate the Queensland real estate market?
The process can be overwhelming, so it’s important to set realistic expectations, have a budget in mind and enlist the support of a great real estate agent. Don’t just limit yourself to one agent, find 2-4 in the areas you’re looking at and that will increase the likelihood of finding your perfect property as soon as it hits the market.
- When working with sellers, what methods do you use to sell their property as quickly as possible?
Having a clear selling strategy is key. This allows us to tailor how the property is presented, the marketing plan and of course, the pricing expectation. Once all of those elements are aligned, its then about regular updated promotion and proactive communication with potential buyers.
- What sets you apart from other real estate agents, and what makes you worth working with?
As corny as it may sound, I truly care about my clients – it’s not just about a pay check for me. Plus, my experience, honesty and dedication set me apart from other agents.
- How do your negotiation skills help to build trust among buyers and sellers and help attain their respective goals?
Honesty and preparedness are key to building trust with all parties in a negotiation. Taking the time to understand what’s most important to all parties and finding a way to achieve the best outcomes for all.
- What current market trends or behaviours are you noticing in the Queensland property market?
More and more buyers are becoming conscious about finding a property that allows for work from-home spaces. If I was building or renovating, I would be putting this at the top of my list.
