If you’ve been considering renting out your house, the start of the year, or summer in particular, has many benefits for securing a tenant.
While January is a month of relaxation for most, this isn’t the case for Amber Werchon Property’s property management team, who see an influx of prospecting tenants requiring houses.
Amber Werchon Property’s leasing assistant, Shekylah Smith, believes summer is the best time to rent out your house. This is mostly due to seeing an increased demand, where prospective tenants desire to be settled quickly and the resulting reduction in days on market.
Increased Demand
Summer is when people make New Year’s resolutions to move, so there’s an increase in demand due to the influx of tenants looking for rental properties. “Renting out your house in summer is good for owners because it brings in a variety of different applicants who are relocating for Christmas and the New Year. This in turn leaves owners in a better position when choosing their future tenants” Shekylah said.
Desire to be Settled
Shekylah also says that at the heart of all the summer moves, you can clearly see the desire for tenants to start the year fresh and be settled as soon as possible. “January is a huge time of movement. Here in rentals it can be quite hectic because everyone wants to have a home secured and be settled into a property before everyone gets into the swing of things for a new year.”
“You see a large number of professions do postings during summer. Anything from doctors and police officers, to uni students needing to find a new home before they return to work, or start a new position” she says.
Less Days on Market
With rentals in summer boasting a reduced amount of days on the market, Shekylah says that landlords need to be ready to make quick decisions. “My recommendation for anyone going into the market during summer is to be prepared to make quick yes or no decisions,”
