Keeping your tenants happy

From an investor’s point of view, unhappy tenants are bad for business. They’re more likely to leave, raise disputes, not take care of the property, or otherwise cost landlords time and money. Keep your tenants happy and improve your investment by sticking to these three simple secrets.

Keeping your tenants happy will strengthen your investment.

1. Present and maintain a property tenants want to live in

The first step towards taking care of your tenants is to find good ones. The ideal tenants are in stable employment, have no history of disputes with landlords, intend to stay for the long term and are both respectful and responsible.

Attracting these renters is as simple as presenting and maintaining a property that people want to live in. That means your investment should, at minimum, be:

  • Close to amenities and transport.
  • Safe and secure.
  • Warm and healthy.
  • In good condition.

Improve your chances of attracting good tenants by executing a professional marketing campaign to show your property in its best light, in fact, just take photos with light.. No more dark ones!.

When you find tenants that tick all the boxes don’t risk losing them.

2. Reward and take care of good tenants

When you find tenants that tick all the boxes don’t risk losing them. If they have any issues with the property (within reason) get them fixed as quickly as possible.

Fixing problems quickly as they arise, and showing them that you’re a real person will help foster a relationship and encourage them to stay.

3. Hire an experienced property manager

Taking care of your tenants can be time consuming and difficult. Unfortunately, unless you’re a full time property investor it’s unlikely that you’ll have the time or the expertise to do it properly. That’s why your best bet is to an experienced local property manager to take care of your tenants.

Here at Amber Werchon Property we know that happy tenants are good for your investment, and we know exactly how to keep them that way.
