Over the coming years, the population of the Sunshine Coast is expected to increase more than most larger cities, including Brisbane and the Gold Coast.
The State Government recently released the South East Queensland Regional Plan and predicts the population of the Sunshine Coast will increase by 63 per cent over the next 25 years. With all that we have to offer here on the Sunshine Coast, it’s not going to be hard to attract new people to our region. The Sunshine Coast Council Population and Household Forecast fact sheet predicts the largest age group in 2026 is anticipated to be 40 to 44 years, with a total of 25,904 persons accounting for 6.7% of the total population.
The largest increase in household types between 2016 and 2026 is forecast to be in ‘couples without dependents’, which is anticipated to increase by approximately 11,904 households and account for 34.2% of all households by 2026.
A major challenge that comes with the expected population growth is ensuring housing affordability is in check. An increase in population will put pressure on housing supply. This lack of supply in previous years has put upward pressure on prices.
The HIA-CoreLogic Residential Land report revealed the median price of a new block of land on the Sunshine Coast reached $280,000 in the final quarter of 2017, which is higher than new lots in Brisbane ($232,500) or the Gold Coast ($235,950). The price per square metre on the Sunshine Coast was the most expensive non-capital city market in the country, at $702 per square metre.
To ensure we keep up with the anticipated growth of the Sunshine Coast we will require an additional 46,600 dwellings by 2031 and 87,000 by 2041, according to Stuart Collins from the Housing Industry of Australia.
