Top Tips – House Hunting

One of the biggest questions buyer ask us is ‘do you have any tips?’

This week we will give you our top tips for house hunting, to narrow down your options and help you navigate open homes!

  1. Make a List of ‘Non-Negotiables’

First and foremost, take the time to make a list of things that your new home ‘must have’. This could be anything from open floor plan or sunken living room, to pool or entertainment area. We would also suggest making a second list of those things that you want, but can go without. Make sure you have a copy of your list with you when inspecting homes!

  1. Get Your Finance Sorted

Before setting your heart on a property, it’s best to have a clear idea of what price range you can afford, this will help avoid disappointment down the track. Having a clear idea of your price range can also help you negotiate better too!

  1. View Homes on the Same Day

Easier said than done, we know! However, if you’re able to see your top properties on the same day it can make the decision easier as they are all fresh and clear in your mind.

Extra tip – pay close attention to the surrounds of the home, sights, sounds, smells etc that may impact your lifestyle!

  1. Take Notes!

Take notes of what you notice, as well as what you do or don’t like about the property.

  1. Explore the Local Area

A new home can mean a new neighbourhood, new shopping centre and new surroundings! If you’ve found a property that you love, try to spend some time in the area (if you haven’t before). Check out shops, parks, cafes… the works! You never know what gems you may uncover.

  1. Due Diligence

This means that you need to make sure you conduct a building report, pest inspection and strata inspection as well as checking the zoning of the property and neighbouring blocks.

  1. Have a real estate agent on your side

The right agent will know the local area and market, as well as having inside knowledge as to whats available and what may be coming up.
