WITH beautiful beaches and stunning hinterland the Sunshine Coast real estate market is always in demand for vacant Rental Properties. This demand is as strong as ever with the REIQ announcing that the current rental vacancy rate is at a tight 1.1% and new properties are being snapped up quickly with an oversupply of tenancy applicants. We have approximately 20 properties on our AWP rent roll and they won’t last long.
For investors coming into the market it is an extremely low risk time to buy residential property as the interest rates are low, the vacancy is low and rents are strong. We are finding that rents are continuing to creep up and expect that they will continue to do so over the coming 12 months. People relocating from other states for employment and lifestyle reasons are both factors influencing rental demand. Often people like to try before they buy, leading them to rent a property initially and the new Sunshine Coast University Hospital is allowing the aging market and retirees more choice and confidence in medical facilities on the Coast.

Business Referrals Club
AWP agent Tony Nash was one of the co-founders members of the Buderim Business Referrals Club more than 14 years ago. Last week the club welcomed Attorney-General Jarrod Bleijie as guest speaker. Mr Bleijie gave insight into the difficulty of what he has been trying to achieve in the law and order arena to more than 70 members. Membership of the club is restricted to avoid having more than one person representing each industry or work type. Members grow their business through referral work with each other, using the club to meet new contacts and develop word-of-mouth advertising.
